Are you sure you want a lease option property? Are you listening to the current hype? The normal amont to put in an option contract is 5% of the purchase price in my area in SW Ohio.Are you willing to lose that money if for some reason you can not exercise the option and purchase the property at the end of the option?
Most people are better off renting and then looking at homes for sale when they qualify for a loan. There is a person in my area that has made a very good income offering homes on a short term lease option and then when the tenant can not exercise the option the option fee by contract is his. Some people call him a scammer but he is living by the contract that all parties agreed to up front.

Hello Russ, Don't you love Trulia and the ability to list your home for free? If I were you I would have a rent application at the ready. You probably would want to have the prospective tenant furnish you with a credit report and possibly a background check. Since water and sewer run "with your home" these are utilities you may not be able to put in tenants name and will have to decide how you want to deal with this. Most real estate companies have an "offer to lease" then owner to furnish a final lease acceptable to both both parties. I just secured a 3 year lease for a happy owner who is very happy to have this 3 year lease with a credit worthy tenant so they can further "chew"down the mortgage before they sell. ... more

I suggest you can use a REALTOR to find the renter. The fee is not high, I can make a referral to you if you would like, you can email me if that is what you would like to do. I do suggest a credit check and background check as well, they are inexpensive to do. A realtor can get the rental out there to the public and among other REALTORS. Good luck ... more
