Peachtree has some nice features and I know a few other builders that offer a lot of bang for your buck. If you are not working with an agent, I suggest you do as a great buyers agent can be invaluable to you during this process. I live and work in the area and enjoy a good relationship with the local builders. I will be happy to assist you as many things will be a factor going into the contract and completion.

I have sold several of their homes, both standing inventory and build from scratch homes. They are pretty easy to deal with, stand behind their work and build really popular floor plans, keeping the buyers happy.

I agree with Lowell, that the biggest drawback is the lenders they recommend, who are the worst! The last transaction, I successfully negotiated seller paid closing costs with an "outside" lender, who made the deal very smooth (the way it should be) with very little stress on the buyer. A great lender will make your life easier during a very stressful time.

It may sound self-serving, but make sure you have a buyer's agent who represents you! You need someone in your corner, who has tons of experience with new construction and will stand beside you every step of the way, including being at all the inspections and making sure you don't pick a lot that has issues on resale. If you are building from scratch, they should also be visiting the house during the construction, making sure that things are moving along and spotting mistakes early on (when they are easier and cheaper to fix). Also, you need a great home inspector to go over the house.

Keep in mind this is the largest purchase you will ever make and you need a full complement of experts to make sure it turns out good.

It's a nice community with a variety of builders and home styles/prices. One of the best features is the convenient location, as far as distance to Hwy 400 to commute to Atlanta. Your commute to Atlanta will depend on the time of day you have to travel (like most highways in Atlanta, traffic can be brutal at peak times). Crime is pretty low in this area. The current builders in the neighborhood have pretty good reputations, but I always recommend that you have your own agent so that someone is in your corner from the beginning and will stick with you past closing into the first year (and beyond) just in case there are any issues. Plus you can compare this neighborhood to the others in the area and make sure you've seen everything in your price/size range before you make your decision. Activity has picked up in this area a lot since the first of the year (really since last summer when the recovery first started) but there are still some good deals to be had out there.

Long Lake is a very nice development located in South Forsyth county. It has very good resale values and super amenities, including a lake! The age of a home is a personal preference for buyers, but just because a home is 10 years old does not mean it is "dated". If the owners have done a good job of maintenance and updating you can get a very nice home. How I like to present it to my buyers is that a new home is nice/current and squeaky clean, you do have the start up costs with them like getting the landscaping in place, etc. With a resale all of that is already done for you.

Bottom line, keep an open mind and look at the home, location, amenities and then decide which way to go!

Generally speaking I always suggest to my buyers that things that are potential negatives to a sale...steep driveways, power lines, high traffic, etc. should be looked at hard from a resale point of view. If you are planning to stay somewhere for a long time, you might not care about those things. Just look at it from a buyers standpoint if you were having to seel the home...good luck and welcome to Atlanta!
