Is the LISTING PRICE reflective of the Market Value?
Is it inflated because the Seller thinks that they've got the Market cornered?
Or is the Listing Price artifically low to attract multiple offers?
You need to know which of these is the reality:
Have you done your diligence as to the Market Value, or are you assuming?

Yes. The Corpus market is quite different than the Austin area. Less disposable income, etc. Your observation of $250k is quite astute. That is about where the high end homes start in our market. The price point here varies greatly depending on the neighborhood. Some of the more desirable areas such as the Southside around Kings Crossing or the Lakes and on Padre Island (especially waterfront) are going to bring much higher price/sq ft. Some of the area along Ocean Drive is very nice like Hewit Drive and South Shores. However there are also some older,lower priced neighborhoods along Ocean drive as well. Our city is so segmented, It is hard to pull good comps unless you are very familiar with the area. I would be happy to speak with you to give you some local insight/advice on any homes you may be considering - no charge - just as a professional courtesy. Unfortunately, 15% off asking is become fairly common and is not unheard of.
