I recently have been helping buyers look in both areas and both my clients and I felt that Alamo Creek offered a better value. Alamo Creek is the only new construction in Danville and is a very desirable area. They have been building at a slower pace and have the school and pool right in their neighborhood.

Many of the schools in the Tri Valley are impacted. You need to call the school district and ask them what the wait lists are for the local school you are near. Also what Grades your children will be in, in the upcoming school year.

One good thing is that there is a lot of movement during the summer months, so it maybe impacted now but come the beginning of the 2013-14 school year they may have space.

You really need to be in contact with the school district as they can give you the best advise and options.

In order to enroll your children in the San Ramon Valley School District you will need to show proof that you are living in the area either by a lease agreement or a utility bill. You will still be able to enroll your children but it may not be the school closest to where you end of residing. Please let me know if you need additional information. There are many prices on the internet showing prices for “foreclosed” homes – in reality, most of these are ads for foreclosure data companies. If the property you are looking at has the red tag, RealtyTrac, then it’s not a real listing and there is no way you will get the property for the price shown – the number shown is typically for a loan, not the actual property.

Truth is, all the foreclosures that you would have access to are on the MLS along with all the other local listings … and are priced the same. The days of foreclosures with low prices are long gone. In fact, the days of foreclosures themselves are almost gone – currently, there is only 1 foreclosure listed for sale in San Ramon, and it so many offers in on it they are not accepting any more.

If you want to live in San Ramon, you will need to pay the prevailing prices for a home – there are no deals or shortcuts. Additionally, it’s a seller’s market right now and prices are spiking upward due to the severe lack of inventory. It may not be the news you wanted to hear, but it’s very, very real.

The Lexington Park homes are selling fast as is Portofino so I would recommend that you make up your mind quickly as prices are going up. There are two BART stations in Concord, one in Pleasant Hill and one in Walnut Creek. Parking is easiest at North Concord but you may prefer the schools in other areas. No areas are really far from BART. Availability of rental housing varies by area and it's a good idea to move quickly. Landlords usually don't put homes up for rent until they are vacant and ready to go. It's hard to get more specific without knowing your budget. ... more

Well first, what are your other scores are. Your median score will be what really matters. Lenders also will view your credit score through the eyes of FICO, which can have significant impact on your results.

Considering the amount that you are going to put down, call some lenders and see what they can offer you. Believe it or now some programs do exist with scores in that range.

copy the address and go to Google, click on maps and put in the address, once the map appears
zoom out to see more of the surroundings, there is no large city really close by.... But check it out
yourself this way.

As a range price, based on recent sales and market condition, I would say $220k - $260k+. Again, to narrow this down, I would need to visit the property, which I am happy to do for you.
