No, the agent only receives the amount of commission that isspecified in the commission agreement in the sales contract. Of course, a good portion of that will go to their broker.

That varies by state, but generally a property may be demmed "psychologically impacted" if a crime was comitted on the property, if someone died in/on the property, or if another intangible negative past events that have not affected the structure or condition of the property but may impact the way a person "feels" about a property.
Your Realtor is bound by a code of ethics and if you are his/her client your realtor has fiduciary duties that require him/her to be honest with you and to represent your best interest. At the same time, depending upon your state law and your relationship with the Realtor in question, this Realtor may be unable to divulge any psychological impacts on the property. How would this be the case?
If the Realtor in question represent the seller of said property and your state does not have a statutory mandate for disclosure of psychological impacts on the property, then this realtor would be conforming to ethical guidelines by not sharing that information. This is because if he/she represents the seller and the state does not require that psychological impacts be disclosed, then that Realtor would be doing the seller a disservice to disclose said impacts. It can get a bit complicated really, the best course of action may be to consult a real estate attorney in your area to inquire about the statutory position on psychologically impacted property, and depending on what the attorney tells you, hire a local agent to represent you and to help you determine whether the property is right for you.
