If the seller has already signed a contract with the realtor then he is bound by the contract to use the agent to represent him. That agent will be looking out for the best interest of the seller. Unfortunately the date of transfer back to the bank will be the start of the 3 year FHA time frame. Although your BK date is prior to that, the date on the transfer deed is what will be used for the deed in lieu time frame. There are safety risks inside homes that may pose a greater threat than outsiders.

Your rental history and income are a VERY big piece of the pie and if the only thing lacking is credit, a higher deposit usually will be required. Again this depends on the negative items.
