Hi Donna,
If the seller has already signed a contract with the realtor then he is bound by the contract to use the agent to represent him. That agent will be looking out for the best interest of the seller. You on the other hand will not have someone looking out for your best interest. I have helped many buyers work with FSBO's or FSBO's who decide to hire an agent. Call me 719-661-8672 or email me and let me show you how I can represent you and it not cost you anything.

Unfortunately the date of transfer back to the bank will be the start of the 3 year FHA time frame. Although your BK date is prior to that, the date on the transfer deed is what will be used for the deed in lieu time frame. The FHA guidelines allow a two year time frame for extenuating circumstances, but of yet I have not heard of anything shorter than the 3 years. ... more

Colorado Springs police report shots fired, multiple thefts from vehicles, multiple disturbances, a hit and run call for service, and more “activity” in the 700 block of Bonfoy over the past year.

Law enforcement web sites also show at least 3 sex offenders within a half a dozen blocks. Only you can make the call if that meets your definition of safe.

There are safety risks inside homes that may pose a greater threat than outsiders.

I would be happy to help you assess potential risks inside and outside a house.

Hi Breanna,

It appears that area code 80904 is trending toward a sellers market. Median home values and listing proices have increased around 13 - 14% over the last year. Number of homes sold is increasing and number on the market is decreasing,

If you would like a more detailed analysis, targeting a specific neighborhood within 80904, or any other area in El Paso or Teller Counties, feel free to contact me.

Daimon Elliott answered:
Hi Alix,

It depends. Usually if you have recent negative items, that will deter landlords from renting to you. Your rental history and income are a VERY big piece of the pie and if the only thing lacking is credit, a higher deposit usually will be required. Again this depends on the negative items. Car payments, installment loans, and credit cards are usually red flags whereas medical charge-off is usually overlooked. ... more

Hi there Sherry,

I'm sorry that you haven't gotten the answers you were hoping for.

I'd recommend, in order to get more answers, to rephrase and shorten your question. This will help agents get to the crux of what you're asking faster.

Might I suggest rephrasing to: "How should I demolish my current mobile home, to prepare for my new one?" Then you can go into more detail in the "More details" box.

I hope that helps,
