544 & Murphy Rd, is actually in Murphy, not Wylie. The rental market is really hot now as spring is here and more people are moving. Homes are coming on and off market every week. I would suggest you to start your search with a Realtor, they could set up a search for you and you can see the activity daily.

If you can't find a good Realtor yourself, you can contact with me for assistance, Realtors usually work for you for free, so don't worry about the cost.

You are registered as a home buyer in Allen, but your question sounds like you have a listing on the market in Prosper. If you are asking about how active the market or current showings are for that area, your listing agent can pull showing data by zip code and price from Centralized Showing Service and compare it to the Active listings in the same area. This will give you a measure of the current and past showing activity. Spring break might have had a short term affect on showings, but often there is no way to know what caused a slow down. If your agent does not have a access to the CSS information, send the zip code, property price, & the number of beds & baths to my email. I will pull a report for you.

5904 Hidden Pine is a short sale property that is currently under contract. It is contigent upon bank approval of the contract. A short sale is when the seller is underwater on a house and will be selling it for less than what they owe, which is why the bank (who holds the seller's note) has to approval the contract. This process can take months. It is not uncommon for a bank to foreclose on a property in the process of negotiating a short sale. Although the reward or purchasing a home below market value seems great, but there is also risk.

This home actually went under contract fairly quickly. It was listed 9/26, and went under contract on 10/15. As you can tell the short sale process is time consuming on the seller and the buyer.

Wow, I wouldn't say that a community with builders actively building and selling is declining. Things were slow the last couple of years, but I think you'll find it hard to locate distressed properties in the area.

So, no, I don't think there is anything wrong, but the time to get something in Wylie and nearby is now. Inventory levels have plummeted the last few months and builders take at least 6 months from contract to close.

One of the reasons the north Rowlett area and Sachse/Wylie are more popular now is the opening of Bush to I-30 from Firewheel and DART from Rowlett to downtown Dallas. This connectivity makes it a real draw to live in the area.

Note that USDA loans are still available in some areas of Wylie but they have moved the eligibility line eastward. You might also like Sachse or Lavon or Nevada.

Prices are up and we may be able to sell it.

We may also have to go the short sale route, that means a sale with some forgiveness of the loan from the bank. In most cases this will be better for you than a foreclosure.

You may also want to start looking for a place to move.

We need to get working on this yesterday though, so we don't have a lot of time to spare. The foreclosure can happen pretty quick or it could be another six months or a year, we just don't know.
While not proper and perhaps not legal we have seen foreclosures happen where the owner did not get notice of the sale.

I show no HOA on this one. Most of the newer communities in Anna and all through Texas will have an HOA. It helps keep things looking nicer and neater in my opinion, but there are some headaches too if you have a boat, motor home, commercial vehicle, want to do a little something different with the landscaping, etc.
