Before you do ANYTHING, check with a mortgage professional. I just attended a seminar where I learned that sometimes "reactivating" old debts by calling them to get a settlement amount can actually LOWER your score. Your middle credit score should be about 540.

If you can get a private investor to give you a mortgage, that would be a different story. But banks will not provide a mortgage on low credit scores. ... more

I know in Central Florida, it is supposed to be placed "pending" on the MLS.

Check with your real estate agent. Just as generally clean practice, I always make sure the initial offer states that once the offer is accepted and deposit in escrow, the home must be placed pending. Some contracts will say multiple offers are allowed. Check the contract you signed when you placed an offer. There should be a clause stating one way or another. ... more

This question would best be answered by an attorney, not a Realtor. This is a legal issue, not a buying or selling issue.

Some things I'd think about if I were you follow: If her name is on the deed, in our state, she'd have to sign off her interest with a quitclaim deed. An attorney could tell you your state's requirements. If she has any investment in the property, she may want your fiance to cash her out before she signs off on the obligation. As far as adding your name to the deed, again, I'd get legal advice & also find out if the lender would approve adding your name. They'd probably want to run your financials before doing that, or just refinance the loan with you on it. Remember, if your name is on the loan, you are financially liable for the loan should something happen to the fiance - as is case with the ex-girlfriend currently.

As far as protection, a signed marriage contract & your name on a new loan would be your best best, I'd guess.

YMWV. It really depends on the service provider. For the most part, the financing for the prefabs will depend upon the relationships of the service provider and the quality of work. As you probably know, some prefabs are closer to mobile homes, and they're financed like mobile homes too. Others are closer to regular homes, and they can be financed similarly.

You'll want to select a good prefab package supplier. You'll probably also want to select your own builder--unless you can get a decent package deal that includes the construction in the pricing. You'll probably want to ask the supplier if they have any preferred lenders. If so, then approach them for their rate/terms, and shop those rate/terms around to other lenders. If you're not familiar with the new build process, then you probably should work with a real-estate agent who has this experience. This way s/he could help you to stay on top of the process from signature to keys.

Thr Sellers can ask anything they want for the home. That doesn't mean they will get that much from a Buyer. As far as, the assessed value, the Sellers may have made many improvements to the home not reflected in the County's records. Rather than asking your question to Realtors who don't know any thing about the home, you should retain a Buyer's Agent to assist you. A Buyer's Agent will protect your interests & answer all of your questions. And, best of all, the Buyer'sAgent is free to you, as the Seller pays the commission! ... more
