I would request contacting a property manager in the Clearwater area. Be honest with them and tell them the situation. As if they have homes, where owners will consider your circumstances. Might I suggest that renting isn't the issue. Improving your score is. Perhaps renting a less expensive place and using the surplus to pay down credit cards -- assuming that is the issue -- would go a long way to improve your score sooner.

Better yet, make a promise to yourself and put some of that cash into savings to give you a bigger cash reserve to go toward down payment and closing costs when you are ready to buy. And you will be. That will also help your interest rate.

Sounds like your biggest problem is going to be the downpayment. The only program I can think of where that will fly is VA, so unless you're eligible for VA, I think you're going to have a problem. Your best bet is to find a really good Loan Officer and start there. Best of luck...jim ... more

Since 'The Dolphin Tale' release, the aquarium has exploded with traffic. However, this expansion was on the drawing boards well before the movie.

Are you buying a house of a condo - it makes a difference since in a condo you'll just have the contents portion and most banks are asking you insure 20% of the appraised value - and it's usually not bad. Of course "it all depends" on value.

With houses if you are in a VE zone the rates are much higher so check. Last week I was showing 10 homes on Clearwater Beach in the $400K-$500K range and the avg home insurance was @4800/yr - this was just my experience and we can help you connect with good insurance people.

Also improvements matter like roof, windows, storm shutters. Anyway if we can help just let us know - now's a great time to buy since prices are down @50% from 2007.

Reasonable is a perception. Depends on the market and locality. One might view a home to be great and will pay full, even more than asking, while some will think they can get a great discount due to repairs and such. Even the selling price that is listed isn't an indication of what the market will bear. Some agents will list the home lower than normal to attract buyers.

Best thing to do is to solicit the advise of a local agent that knows the market.

Probably about the same in Florida;

A General Home Inspection costs about $350 for about 1700 sqft.
If there is a Pool, Outbuildings, more square feet, then it goes up.

They generally will not include PEST or ROOF in that, as those are separate inspections and require climbing UNDER and in the ATTIC: They are pretty specialized.

This would tell you, that you want to have all three done.

Out here, the Roof Inspection is generally free, so that they can get a small job of repairing and doing a 2-5 year CERT.
The Pest is only about $60, in anticipation of getting any pest work that is needed.
