Can't get around that 2 year rule but you can look at co-signature. Do you have a family who might be able to do that for you. It will make that hurdle easier for you. Being self employed is a bit more challenging because will also look at your adjusted gross for qualifying. You have spoken with a lender right? Also are you working with a Realtor to give you guidance as well?

You can try to slightly lower the price (if you're in a hurry to sell) otherwise if you believe the price is right, the house is advertised properly etc, simply wait for the right buyer. You may ask your listing agent, what is an average time the property stays on the market before it actually sells (in your neighborhood). There are areas that selling activity is slower than in the others.

It is a great time to buy. Interest rates are low and prices are too. If you are going to be in Charlottesville for 3 years it maay make sense to purchase rather than rent. Not to mention that if you move out of the Charlottesville area you will have a ready made investment property. I wish had bought one when I was attending UVA. There are several condo complexes not far from the law school. I have two on the market now. Let me know what you are looking for and I can send you some units to consider.

I would suggest looking at the north eastern Albemarle and eastern Greene County areas. We has seen an increased need for rentals there due to the expansion of both the DIA and NGIC. Although most of our rentals are still based roughly on the school year calendar, we have seen that change a bit over the past two years. Depending on the type of property which you would like to purchase, you can also consider buying and marketing to either students or UVa Hospital employees if you want to focus on the city of Charlottesville. I would ask residents of each area your specific questions as there is not a Real Estate out there (that wants to keep their license) that would tell you one area or school district is better than another.

This would violate Fair Housing Laws in Virginia.
