As you probably know, Familial Status is a protected class - Per the below link on HUD website, it is illegal to "advertise or make any statement that indicates a limitation or preference based on race, color, national origin, religion, sex, familial status, or handicap".
For buyers who are interested in living near a park, we would decide about the ideal park size and features, then talk about household size, determine how many bedrooms and square footage that buyer requires and what price, location and home features are preferred. We'd then find all the houses that meet that criteria.
