A second bathroom will most certainly add value, but less so since it is in the basement and removed from teh bedrooms. I'm assuming that the basement is finished space. A second bathroom in a finished basement is surely more appealing that a second bathroom in an otherwise unfinished basement. Do be sure to get necessary permits or you'll create a problem for yourself down the road.
