Bill, the best thing to do is check it out one evening. We may all have a different opinion of what is a problem and what isn't. There tends to be a pretty good buffer between those homes and the HS.

What you do need to consider is the noise when the marching band is practicing or playing. Having said that, Green Hope has one of the top marching bands in the area and some people may find listening to them enjoyable. It's just important to be aware.

Heritage is a great neighborhood with sweet people.

Typically the process is to submit a request for architectural review / approval - best/most accurate answer is verification from the HOA manager

Did you sign a buyers agency agreement? If so, it says in the agreement what commission you agree the buyers agent is working for. In that agreement it says the agent will do what they can to get it from the seller, but ultimately you are responsible for paying the agreed upon amount.

Additionally, with the Internet and so many real estate websites, it is becoming more and more common for buyers to feel like they are doing the legwork of finding the home.

Ultimately, you need to have a conversation with your agent. Talk to them about the expectations you had and where you feel they are not meeting those expectations.

A reputable agent should be able to explain and show you what they are doing, why they are doing it, and fix any problems.

Hi Bill: Heritage Pines is a great 55+ community with LOTS of activities going on all year round. They have a selection of either Villas (attached) homes which are 2-3-or 4 units. The monthly HOA for the Villas is $174 & includes termite treatments. The single family homes range from 1400 to 2400 Square Feet and the HOA for those is $179. All homeowners in Heritage Pines are provided with complete lawn maintenance (cutting, edging, blowing, etc.) and the HOA fee entitles all residents entrance to the clubhouse, pool & many other recreational activities. Safe is all relative to who you are and any Realtor knows that they shouldn't answer a question like that, other than to say "check the crime statistics.". Your best bet is to do that and to drive around the neighborhood and area and judge for yourself. I am happy to help. I have a unique perspective on this issue because not only I am a Realtor, but I am also an 8th grade science teacher at Mills Park Middle in Cary.

With that being said, most all of the homes in Cary and Morrisville offer safe living and a kid centered environment.

The area you decide to live in either of these communities will most likely be determined by the type of home you are looking for, land, price, size, new construction vs. preexisting.

I understand your concern. In the last year in Glenridge, the average closed sales price was $301,000K. However, in the last 6 months, the average sold price fell to $285,900. We are still seeing a little bit of price decline in the over $300K market. Are you thinking of listing in the next few months? Maybe you should wait until nexty Spring which is only 6 months away. I think that we have hit our lows and should see some price increases in the near future! We all hope so!
