I believe this is the story...This house was started by the Couch brothers, but they split up and the one that owned it went bankrupt. The house is part of a larger real estate holding and when the court makes a final determination of asset disposition then the house will be released and most likely go into a Sheriff's Sale where if there was money lent for its buildout the lender will most likely be the highest bidder and buy it back. Best way, really, to know, is to contact a Realtor who can see what comparable properties are renting for.

My first question is do you have any sort of signed buyers broker agreement with your current representation? If you do, you may be obligated to meet it's terms. In short, no agreement = you can fire your realtor. Now to address your representation...... if the agent is representing the other party, thats a limited agency relationship and should be disclosed. Have you asked him what his relationship is with that property? On the flip side, is the property he is pushing one that could meet your needs? It may be that after his examining all of what you are looking for and the time frame you want to accomplish this in, it may be in his opinion the best deal going, and thats why he is pushing it. Either way sounds like your communication and trust is not at it's best with your agent. I would suggest sitting down and laying out your concerns, including your thoughts on fireing him and looking for another agent. Short of a signed agreement, you should be at liberty to persue any property. If the agent has put in significant time and money in your commercial transaction, he may be entitled to some form of compensation. Great question. By most accounts, Cherry Creek Estates is a popular neighborhood. Close to a lot of amenities like shopping and entertainment and supported by top-performing schools, it has proven to be a good seller. Resale prices have been a bit flat over the last 18 months or so, but I expect that trend will end soon as the neighborhood finishes out.

Regarding promotions, Pulte routinely offers packages that might appeal to you, though I encourage you to work with an agent you trust in order to help assess the TRUE MARKET VALUE of upgrades and add-ons.

For example, the builder might offer a "free" finished basement. It costs the builder very little to finish a basement - relative to the overall price of the house. If you determine that the value of that finished basement is $15,000 but the house is OVERPRICED by $15,000, what have you actually saved? In fact, most "promotions" by builders are ways for them to help maintain their bottom line margins and are items or upgrades that have a very insignificant cost to them to add.

I used to live in Carmel, Indiana; great place. Nice to see somebody from that location! Did not remember we had abandoned house there. :-)

The best is to find a Realtor to handle that for you.

As this is an abandoned house, you will have to first find the owner of the house, and then if the person is willing to sell, you will need somebody to really help you to make sure the person who owns the house has the correct title to sell, the purchase price is right, the inspections are done correctly (abandoned house might have a lot of problems) and the options / estimates for making repairs/upgrades are well thought of (your bottom line is at stake), the real estate regulations are followed thru and much more.

So, if you don't have a realtor already, get some referrals so you can get started.

Are you looking at spec homes or building? If it is a spec home depending on the builder, time of year, neighborhood and other factors you can negoitate the price down. Newer homes will bring a premium.
