I believe this is the story...This house was started by the Couch brothers, but they split up and the one that owned it went bankrupt. The house is part of a larger real estate holding and when the court makes a final determination of asset disposition then the house will be released and most likely go into a Sheriff's Sale where if there was money lent for its buildout the lender will most likely be the highest bidder and buy it back. If you want me to keep you updated on it's status just send an email to jeff.boller@coldwellbanker.com and put 16029 Viking Lair in the subject line. ... more

I bicycle through Viking Meadows when I enjoy the Monon Trail. There are beautiful homes in Viking Meadows & residents enjoy the proximity to the Monon & its quiet location.

I would be happy to help you, if you could provide an address. There are two expired listings on Viking Lair, one of which shows pictures of a home under construction. Give me a ring, & I'd be happy to do some more investing for you. The attached property web site contains my contact info.

I'd plug in your data, but you didn't provide number of bedrooms or the specific location. However, in general for Carmel, that may be a bit high.

Best way, really, to know, is to contact a Realtor who can see what comparable properties are renting for.

Hope that helps.

Kate,
My first question is do you have any sort of signed buyers broker agreement with your current representation? If you do, you may be obligated to meet it's terms. In short, no agreement = you can fire your realtor. Now to address your representation...... if the agent is representing the other party, thats a limited agency relationship and should be disclosed. Have you asked him what his relationship is with that property? On the flip side, is the property he is pushing one that could meet your needs? It may be that after his examining all of what you are looking for and the time frame you want to accomplish this in, it may be in his opinion the best deal going, and thats why he is pushing it. Either way sounds like your communication and trust is not at it's best with your agent. I would suggest sitting down and laying out your concerns, including your thoughts on fireing him and looking for another agent. Short of a signed agreement, you should be at liberty to persue any property. If the agent has put in significant time and money in your commercial transaction, he may be entitled to some form of compensation. Without any signed agreement, this may be difficult to demonstrate. ... more

Hi to all - I'm so disappointed to not receive an answer to my question. Or even a nudge in the right direction as a professional courtesy. We are moving to Carmel or Fishers soon and I had hoped to find an experienced and responsive agent this way.

If anyone out there is wondering about the same stats, try going to www.MIBOR.com. This Indiana Board of Realtors site allows you to find lots of information on your own. I found what I needed there.

Great question. By most accounts, Cherry Creek Estates is a popular neighborhood. Close to a lot of amenities like shopping and entertainment and supported by top-performing schools, it has proven to be a good seller. Resale prices have been a bit flat over the last 18 months or so, but I expect that trend will end soon as the neighborhood finishes out.

Regarding promotions, Pulte routinely offers packages that might appeal to you, though I encourage you to work with an agent you trust in order to help assess the TRUE MARKET VALUE of upgrades and add-ons.

For example, the builder might offer a "free" finished basement. It costs the builder very little to finish a basement - relative to the overall price of the house. If you determine that the value of that finished basement is $15,000 but the house is OVERPRICED by $15,000, what have you actually saved? In fact, most "promotions" by builders are ways for them to help maintain their bottom line margins and are items or upgrades that have a very insignificant cost to them to add.

I have assisted numerous clients in the purchase of new construction homes and would be happy to discuss your particular wants and needs at a time that's convenient for you. Please feel free to call or email any time.

Best of everything in 2009.

Hi David, I would be happy to run a search for you that will specify which neighborhoods have neighborhood pools in your price range. You can have this information emailed to you with the homes that are available listed as a personal webpage for you to review. You can look at this information at your convenience and keep track of homes and neighborhoods that interest you. This is a good way to eliminate neighborhoods that do not fit your specific criteria. You can also narrow your search by adding very specific details that are important to your family that I could add to the search criteria. Each day you would receive updates when a new home is added in a neighborhood with your search criteria as soon as a listing is put into the system. You are not obligated to use me as Your agent to look for your new home, but I would love to help you if you find my services helpful. I am located in Carmel and I am very familiar with the local neighborhoods and could offer you information on schools and also background info on specific neighborhoods. I have lived in the Carmel area for aproximately 12 years. You can visit my website at www.TinasDreamTeam.com. I am with Keller Williams Realty located at 11711 N. Meridian Street Suite 100 Carmel, In 46032. My direct phone number is 317-339-6097. I hope that this information is helpful. Hello Brian and Marsha, thanks for the question. I found the square footage listed in the tax records
as 2630sf. I then checked the listing sheet and found it there as 2630sf. Call me at 513-4652 if
there is further confusion. Perhaps it was mistyped and then corrected when brought to the agent's
notice.

Sylvia Barry, MAS,CIPS,SRES answered:
Hi Jude:

I used to live in Carmel, Indiana; great place. Nice to see somebody from that location! Did not remember we had abandoned house there. :-)

The best is to find a Realtor to handle that for you.

As this is an abandoned house, you will have to first find the owner of the house, and then if the person is willing to sell, you will need somebody to really help you to make sure the person who owns the house has the correct title to sell, the purchase price is right, the inspections are done correctly (abandoned house might have a lot of problems) and the options / estimates for making repairs/upgrades are well thought of (your bottom line is at stake), the real estate regulations are followed thru and much more.

So, if you don't have a realtor already, get some referrals so you can get started.

Are you looking at spec homes or building? If it is a spec home depending on the builder, time of year, neighborhood and other factors you can negoitate the price down. Newer homes will bring a premium.
