This is a reverse osmosis plant that has been there for many years. It has grown and has been expanded over the years. Yes, it effects your property in value in terms of possibly being an eyesore. I have not found the smell to be a problem in that area unless you are actually AT the plant. There is the ambient sound of humming machinery, though they have done a good job if minimizing that. I found homes to be a little more difficult to sell there, though if priced well, folks will overlook certain things like that plant. How much is your view worth? This is a "clean water" plant. It's purpose to take water from the underground aquifer, and convert it into drinkable water.

I'm by no means a general contractor or an expert on chinese drywall, but some signs of a house that has chinese drywall will smell like sulfur or rotten eggs. If the home has an attic you can also remove some of the insulation on the ceiling and look for a sticker that has KPT or Knauf Plasterboard Tianjin or a made in china sticker.

My recommendation is to have a general contractor inspect your home for Chinese Drywall and remove. Good Luck with the sale of your home!

That is a tough one to answer as there are many factors to take into consideration, for instance, if the property is going to be mortgaged it is going to have additional closing costs that would not come into play on a cash transaction.

Also, purchase price is going to affect it as well. And of course, in real estate anything is negotiable so you may be able to have the seller cover many of the closing costs if they are highly motivated to close.

Most homes have a private water treatment equipment so you shouldn't have those problems. A good home inspector will measure the total dissolved solids in your water to make sure the equipment is working properly. It is a growing area and the west part of Burnt Store Road is a beautiful area. Your taxes will initially be based on your sales price so Homestead your property and they will stay reasonable.
