Grab a local newspaper and keep an eye out in the classified section. There are usually notices in local newspapers at least once per week. You can also look for local auctioneers in your area as they sometimes list the auctions online. Here is an example of one auctioneer I found online.

Your question is simple, these companies send out hundred of thousands of those letters (junk mail) and many are sent to homeowners like yourself. I refinanced my house and still I get letters about my prior mortgage that my home qualifies for new lower rate even thought that bank does not even hold the mortgage. I sought to buy a condo on Lost Canyon last yr. Those condos cannot be bought and are still for sale. One man lives in his condo the past yr. without paying huis mortgage or his monthly condo fees. It seems the banks are in no hurry to sell and thus recognize a loss on their books. So it is really hard to buy foreclosures out there I have found without tying up a down payment for yrs. while the bank, in no hurry to put losses on their books, considers your offer.
