I am not an attorney, but to my understanding It means the seller of the property will not provide you with a Survey of the land that is being sold, and that they will only do a limited search of the title to see if there are any leans or encumbrances on it as it is right now. When you are buying from a Trust there is no "seller" to deal with, its the attorney handling the trust. This can make it more complicated, and you need to be more diligent. I would not go at this alone. You need a good Realtor and a good attorney to be sure you are protected. Please feel free to contact me and I will help

Market activity is pretty neighborhood specific. Generally, I think there are signs of improvement as far as activity goes. I don't know if you know this but over 3,000 properties sold in Onondaga Co. last year. So properties are being sold, however higher inventories means if you are selling your house it needs to be pretty competitive to get it sold.

If you have some specific questions you can email me. I think a CMA or free market analysis of your property might point you in a right direction. Factors like property condition, location, features,... are usually taken into account.

There have been approx. 70 houses sold in Camillus in the last 6 months. Some neighborhoods are more popular than others. If you starting to think about selling your house I would suggest you ask a realtor to do a market analysis of your property go give a better picture of what your house could sell for today.
