The pilot program and related recevelopment along that section of the Los Angeles River program will definitely be positive for commercial real estate in that corridor, especially along Blake Avenue, in Elysian Valley where prices are already rising.

Residential real estate prices are rising as well in Elysian Valley (Frogtown) but not without some culture clash, since long time residents resent the recently added Bicycle Path along the River there and its negative impact upon local pedestrians walking and fishing along the River. In addition, Elysian Valley is currently a shopping desert - residents must drive/bus to other areas for virtually all their grocery, transportation and lifestyle needs.

In addition, there is some concern that the popularity of the Bike Path and the Pilot Paddling Program will bring more outside visitors into Elysian Valley, negatively impacting its current high affordability factor, quietness (except for freeway hum) and community feeling.

Thus, at this point, it's a mixed bag what the future will bring, especially since most of the LA River Revitalization Master Plan implementation is currently unfunded.

I know your home Griv. Time of market can be affected by the price. Your best comp is 4800 Hangar Ct and that house was simply eye candy with stamped concrete, incredible upgrades inside and single story which is sometimes very important because homeowners trading up or looking for retirement typically like the single story model.

Your agent has some great photos on the MLS, your homes curb appeal is great as well. You may just be a little outside of the price range buyers are looking for in that area.

How has the feedback been so far? Any offers at all? I see you reduced your price a bit but you may have to entertain another price reduction. Just FYI, most homes in that price range sold in 3-8 days with one taking 95 days. 67 days on the market just might be an indication you are outside of the price ranges as the house looks great and your agent seems to have taken some great photos. Maybe enhance the marketing description to include more of the features of the home , the granite countertops, the flooring, the greenhouse and garden area all are great features to include in the marketing description.

You seem to have good access instructions. These are all indicators that it must be price.

This property is in Del Webb's Woodbridge an age restricted community where you have to be 55 to move in. They have a clubhouse, putting greens and many other amenities. There is a lot to like about this area. The HOA stands for Home Owners Assn. The dues are approx $180 per month. If you are thinking of moving to the area call or email me and we can get started. Realtor, your buyers agent to see the property and discuss with YOUR Realtor and may be compare

You really should, there are so many, really many advantages to a buyer to work with his own committed Buyers Agent, a Realtor, experienced and knowledgeable in the market area you are interested in and your one stop real estate resource and guidance. Do not do this on your own. A buyers agent requires from you the buyer to be loyal to one trusted Realtor and to commit to just that one agent with open communication and that agent will consequently answer all your questions, assist in finding the right property for YOU, arrange showings, make suggestions and recommendations for each property viewed, and when ready to make and offer your personal buyers agent will provide you with a detailed market evaluation so that you will be able to provide a market friendly yet competitive offer on the home, and this agent you trust will then guide you through all the steps, paying attention to every details involved and guide you to a smooth and successful closing.

And by the way all that is required from you is your loyalty, no fees as the buyers agents of listings of another brokerage are paid by the seller's side at the closing table.... Do not do this on your own and

zoom out to see more of the surroundings, there is no large city really close by.... But check it out
yourself this way.

There are 6000+ Realtors in Santa Clara County alone. As with any occupation, law, medicine, etc... all Realtors are not equal in experience, skills, training and effectiveness. Take the time to learn about a few Realtors and interview a couple. Hire the best. Why not?
