You should call some of the large rental companies like M & M Property Management & Sacramento Delta. They would be your best avenue.

Hello Alicia!
Some landlords will take a chance even if your credit is not that good.
They will assess your situation, check why your credit is low, and
base it there. If you have a negative report based on your rental history then it will be
tough. otherwise, a lot of landlords will either ask you to put down more deposit and even a guarantor.
Same as buying a house everything is negotiable. Especially since you have foster kids they know
you have money from this kids allotted for living space.
Hope this helps.
Good Luck.
Roberto

In recent work with individuals who are renting in SF I would say that it depends on how much time you are planning on dedicating to full time rental searching. Both of my recent rental clients have found an apartment within 1-2 days while doing full day rental tours. The key is to be prepared with all necessary documents for applications (credit scores, recommendation from past landlords, proof of job, check.) Then when you visit a rental you like put in your application ASAP and express your interest. Good rentals go quickly but of you are vigilant you can get one. Best of luck! ... more

Dear T. Steele,

From the home page, pass the mouse-cursor over the "Rent" link at the top of the page next to the "Trulia" label, and click on "FREE List a property" and you will be taken to a page that will help you "Get Started". From there, you will be given an easy 3-step instruction to load up your rental property listing.

I would highly recommend using a professional Property Mgr ( like myself) to properly screen and qualify all applicants; at the very least. I can provide you a list of property owners who tried to rent out their rental properties on their own. Everything looked and sounded good in the beginning, only to find out later that they just introduced an unwanted "nightmare" into their lives............We now manage those same owners' properties...

Having said, again I recommend, at the very least, having a professional place a qualified tenant after and only after going through a thorough screening process. If I can be of service, do not hesitate to call. Meridian Corporation manages properties throughout the Inland Empire.

To your success,

Best of luck. Perhaps something in the city of Richmond, where demand is not as high, might be possible.

But be prepared to put up a huge damage deposit. I have seen what dogs, even well behaved ones, do to floors, doors.

Christina,

That really stinks. I post some of my rental listings on Craigslist and scammers swipe the photos and re-advertise them for a much lower price. It is so frustrating.

That said are you looking for a house to rent north of Montana? A client of mine lives in one and is moving out next month. It is super cute and I think it is priced really well for the area. It is not on the market so you probably haven't seen it.

If you would like more information, please let me know. You can reach me at staci.siegel@evusa.com.

Kindest regards,
Staci

These are all good cities to rent in. How close to work or family do you want to be? And can we find the home or condo you want to rent is the question. How many bedrooms, baths, any pets, and what is your max amount to spend each month on rent? When will you be coming our here to look?
Or is someone here going to help you in this process? Let me know how I can help you. Talk to you soon

What kind of inquiries were you sending? I live in Alameda and thought I was quick to respond. If you're looking for property management companies who can assist you in finding a rental home, there are a few to choose from

The largest ones with the most rentals are

Gallagher & Lindsey
Harbor Bay
OMM

You can also find them on Craigslist. Best that you work with property managers to make sure you are not dealing with a scammer

Follow the link below and scroll to the bottom of the page. Then click the link to the "affordable housing list" and it will download a word document with a list of properties in Orange County that accepts Section 8 vouchers. It's not comprehensive, but it's a start. There are two in Aliso Viejo and about eight in San Clemente. Good luck! ... more
