base it there. If you have a negative report based on your rental history then it will be
tough. otherwise, a lot of landlords will either ask you to put down more deposit and even a guarantor.
Same as buying a house everything is negotiable. Especially since you have foster kids they know
you have money from this kids allotted for living space.

In recent work with individuals who are renting in SF I would say that it depends on how much time you are planning on dedicating to full time rental searching. Both of my recent rental clients have found an apartment within 1-2 days while doing full day rental tours. The key is to be prepared with all necessary documents for applications (credit scores, recommendation from past landlords, proof of job, check.) Then when you visit a rental you like put in your application ASAP and express your interest. Good rentals go quickly but of you are vigilant you can get one. Best of luck! ... more

I would highly recommend using a professional Property Mgr ( like myself) to properly screen and qualify all applicants; at the very least. I can provide you a list of property owners who tried to rent out their rental properties on their own. Everything looked and sounded good in the beginning, only to find out later that they just introduced an unwanted "nightmare" into their lives............We now manage those same owners' properties...

That said are you looking for a house to rent north of Montana? A client of mine lives in one and is moving out next month. It is super cute and I think it is priced really well for the area. It is not on the market so you probably haven't seen it.
