The food. Oakland has the fastest growing foodie spot. The food places are usually next to a local lounge where you can pop in and have a few good drinks with local music.

Old Oakland has been that hot spot plus its a few blocks from 12th street bart station. If you go up more - You're in Uptown Oakland - very close to another Bart Station. Another great food and lounge area. I can go on...

I usually tweet about these type of places in Oakland - @mrbardales . Also, I am from San Francisco and now live in Oakland. Its not what they think!

The current rental market is very competitive. There are very few rental homes of that size available and there is a large number of people who want them.

Whether you can change the color of the walls will depend on the landlord. Some will permit that, some will not.

It really depends on they're looking for, I imagine. Bloom's is a nice neighborhood spot on 18th Street and then you've got The Connecticut Yankee a little further down the hill.

Bottom of the Hill and Thee Parkside also offer a great mix of live music as well.

If you want vegetarian I recommend The Vegetarian House on East Santa Clara. Very Casual but you get organic all vegan.
For Fish, give the Fish Market a Try. They have a few chains outside of the area and I recommend their Oyster Bar.
In Campbell Hawgs for Fish as well.
Tomato Thyme in Willow Glen on Hamilton.
Pho Wagon on Meridian.
Many on Santana Row, the Yardhouse, Pizza Antica
Willow Glen or Los Gatos Opa for Greek Food

That should get you going.

In San Francisco, we have rent control, so if a building is occupied by tenants who have been there for 20 years, there may not be much return on investment. Of course, the rent rolls will have direct impact on the value of the building. An ugly building in a mediocre area with high rents could conceivably have more value than a beautiful building in a better neighborhood with low rents.

I could write ten paragraphs on all of the variables that need to be considered when deciding whether it is really worth it, but the bottom line is that it needs to be decided on a case by case basis.

If the numbers work, income property is a great place to park your money as it is a tangible asset. A lot of wealth is built by people who own income properties.

Wow, many to choose from. Yesterday I went to a buffe lunch at new Indian restaurant here in south Temecula. It's Blue Peacock and offers a buffe (8-10 dishes and some deserts too) with all kinds of great exotic food and it comes with the indian style nan bread. They asked if you want it plain or garlic. It depends on what type of night life you're looking for. LA has more of a club scene, but S.F. has more of an underground artistic culture. Though, in reality both have equally active night scenes.

There are plenty of clubs in S.F. and plenty of clubs in LA. They're both culture rich cities.
