Typically you're looking at 20% down for investment property and with 25% you'll get an even better rate. Talking with a lender is a good idea to get all of your options.

That is a good question, it appears that the area and street you are asking about is right on the Calabasas/Agoura boarder. I found the same listing you are asking about with a calabasas address on trulia also It is probable listed both way so that people searching in both areas will be able to find it easily.

Yes a lot of celebrities live or have homes in Calabasas. The Khardashin's live just outside of Calabasas in Hidden Hills, Courtney and Scott live in Calabasas. Justin Bieber owns a home in Calabasas. Drake purchased a home in Hidden Hills a few months ago. Brittany Spears also owns a home in the same community as Justin Bieber. It is become a celebrity hang out just enough outside of LA to enjoy some peace and quite but just a 30-45 minute drive to all the hot spots in LA.

The school district in Calabasas is the Las Virgenes School District which is the better school district in the Calabasas area. There are many private schools as well. has rankings for schools in any area.

Las Virgines School district is considered better than LA unified. You can take a look at each individual school to see and compare test scores. I have personally moved last year form Los Angeles just so that my children can attend Las Virgenes District and I can tell you "yes there is a difference". Begining with parent participation to activities offered for the children. Many parents move to the Calabasas area specifically for the school District. Also consider Bell Canyon. There are some very good deals on the market right now. Please let me know if you would like me to send you some propertes.

In today's uncertain financial times, it would probably make sense to "double app". Find another lender or a very strong broker in your area and have them run your application simultaneously with Union Bank. This way, if one falls through, you have a backup plan.

Not being a lender or mortgage broker, I do not have the software to run your numbers. However, based on the information provided, my experience working with buyers and assuming you do not have a lot of other debt, you look like a strong buyer. Your lender should have been able to tell you within 24-48 hours if you are approved and under what conditions. If they are taking longer than that, then they are having a problem approving you. Many of my buyers go to Countrywide for pre-approval and often get it the same day. Of course, our local office has the underwriters right there in the same building. If you are interested in a referral to the Countrywide Rep that provides such good service, please feel free to contact me directly.
