Unfortunately, no. You need a minimum of 640. Why not take some of that "good down payment" money and use that to pay down, or pay off some of your debts? The lender will take into consideration the rental income of the condo, although the -$800 hit you will take will lessen the amount of home you will afford. I can easily pre-approve you, at no cost to you. At that time we can discuss your income from your house mates.
