The closing costs will be dependent on a number of factors; are you paying cash or financing as there are state taxes to pay on mortgages, who is responsible for transfer taxes per your contract, are you getting a Title Insurance Policy and who is responsible per the contract to pay for this, if you are financing what impounds will your lender require for taxes, insurance and association fees, who is the closing agent and what are the fees they quoted to you, are you represented by an agent and are they charging you a transaction commission; the list goes on. Hoping that you are working through a professional agent as they should be abel to give you a reasonable estimate of your closing costs based on your contractual obligations, type of financing (if any) and the other factors surrounding your purchase.

The property at 1370 SE 7 Ave in Pompani is not listed for rent either. They are trying to sell it for $749,000.

I noticed both properties you are interested in renting are in the Pompano Beach area. They are both pretty large, but you picked a condominium and a single family. Are you looking ofr a large home then? Are you moving to Broward County?

Dear Joyce: There are several options available to you, depending on your budget. When are you planning this move? You obviously know Fort Lauderdale pretty well. If you were to buy you could take advantage of the incredible bargain prices that are out there right now as well as the new low interest rates. Newer buildings tend to have higher monthly maintenance fees, so that's worth thinking about. Several of the older buildings have undergone complete renovations including hurricane impact windows. When you say waterfront, are you OK with Intracoastal view (which I personally think is so much nicer than ocean view - far more to see at night with the beautiful lights and luxury homes)?

I would be delighted to work with you and could send you some properties that would match your criteria. Often I find that the feedback I get from people at this early stage, particularly with what they don't like, tells me more about their preferences than they realize.

I don't know when you were last here, but there are now SO many fantastic restaurants to choose from, you'll never want to eat at home!
