It is also an unapproved short sale so, depending on the situation, the price could change and/or it may not be approved by the lender or it could take months and months to get an answer from the bank. However, this doesn't mean that all short sales (or even this one) fall into this situation, it's just something to be very aware of when looking at short sales.
To answer your question, there are no rental restrictions in Woodgate and, in fact, there is a very nice 3/2 waterfront unit with new kitchen, floors, etc. currently available for rent in there listed at $1,750. This will give you an idea of the rent you can anticipate.
Many condo/townhouse communities in the area do have rental restrictions, so it is important to avoid these.

Plantation Florida was mainly built in the 1970's and 1980's. Hawks Landing is one of the new home communities although the homes are from the $600,000's to the millions. Artesia is a newer town home/ condo community close to Plantation where prices are in the high $200,000's to the $300,000.00's. You may need to select a few cities to meet your request.
You are able to find a condo/townhome although the year will more than likely be older than 6 to 7 years old.

Have you attempted a short sale? Florida is a recourse state, so the banks can come after you for the outstanding debt. Hopefully, you've already consulted a financial counselor and lawyer about this, if not, call one TODAY.

REALTORs do not finance property, we sell them unless they also happen to be investors. If you need financing you may be able to find an investor willing to do so; an agent will be a good resource for this also since they may have a pool of investors looking to do these types of things.
