Any type of property is a great buy, depending on your reasoning for the purchase. If you are a first time home buyer and not sure if you are able to maintain the jp keep of a home, as far as cutting the grass, shoveling the side walks and any and all repairs. Then yes a co op or a condo will be a better purchase hase for you. The thing that you must pre pare yourself for with a co op is the board Iinterview and your qhalifications. The prices of these coops are cheaper but the maintenance are much higher so thats the reflection. Its a challenging marketplace for sellers especially with cooperatives being the most tideous transactions so the only way for these owners to sell is to get creative and offer incentives. Giving free maintenance and being more flexible in price is about 90% of its marketing effectiveness so thats why the prices are cheaper. Average time on the market is about 180-240 days on the market. If you're looking to explore this area or any other options, please contact me.

There are positives and negatives to both condos & co-ops. I suggest you speak with a Realtor and see which one is the better fit for you. Before that, if you haven't done so already, you should meet with a Loan Officer and get pre-approved. It's important to know what your budget is and what the numbers involved are for both condos & co-ops. This should help you decide which works for you.

First talk to your bank or a lender to see what you qualify for.

Get all your Tax records for last 2 years together, along with bank statements,
and any retirement accounts together.

Come up with a list of Wants and Needs, such as
Number of Beds and Baths, Price, Square footage, location, school,
walk score, parks, public transportation etc.

Then get in touch with the many fine real estate agents responding to your question.
