This is a very difficult market to sell homes in general especially by owner. I would suggest that you keep in touch with the top selling agents in your area; I am sure they will answer questions and give you ideas along the way. The market is changing weekly, so keep in touch with professionals.

One suggestion I can give you is to talk with a couple mortgage professionals. It is good to have information for perspective buyers so they know that they "can" get financing on your home. There are several creative programs out there that with your pricing and a knowledgeable loan professional, you may want to put financing options on the back of your home listing flyer?

Make sure you see the credit check on the prospective tenants, interview them and set ground rules (who is responsible for lawn care, utilities, etc.), and make sure they get tenant's insurance on their possessions. This way you are not liable for anything but the house, which will (by the way) depreciate in value while being rented. ... more
