No you do not however, she will need to sign a quitclaim deed (sometimes erroneously referred to as a "quick-claim" deed) which is a legal instrument by which the owner of a piece of real property, called the grantor, transfers his interest to a recipient, called the grantee.[1] The owner/grantor terminates (“quits”) his right and claim to the property, thereby allowing claim to transfer to the recipient/grantee.

Another common use for a quitclaim deed is in divorce, whereby one spouse terminates any interest in the jointly owned marital home, thereby granting the receiving spouse full rights to the property. For example, when a wife acquires the marital home in a divorce settlement, the husband could execute a quitclaim deed eliminating his interest in the property and transferring full claim to the wife quickly and inexpensively.[2]

I hope this is helpful...

Bridgeview is a great area! I use to live in Hickory HIlls, which is right next door to Bridgeview. Are you working with a Realtor? If not, I can send you listings, FREE, of all available homes in Bridgeview. I would just need your information, email, price range, bedrooms, etc. to get started. I am very good at negotiating and getting the seller to pay the closing costs, with creative financing. I also can get you approved, over the phone, for FREE! If you qualify, you only need 3.5% down, and that can be gifted! Consequently, you will only need $1500 and I can get you into your new Bridgeview home.

Call me, 708-533-0515, or email me at trulia@CarmensHomes.com for more information or to get on my FREE email list. I look forward to hearing from you. By the way, my services to you are also FREE!
