Absolutely yes!

It is something that will play a role in our economy and real estate market as well as in our business, but it doesn't usually happen right away. By the time clients hear about these programs or new regulations, they are either coming due or have past.

I like to do my part in keeping my neighborhood up to date on all the latest from the news influencing their real estate market so that they can have the chance to act on it.

Unfortunately, it's not uncommon to see, shall we say, overly flattering photos posted of listings. All I can say is that I try very hard to post accurate professionally shot photos when marketing my listings, but not all agents do that. It's always important to see the actual properties before judging them. I should say too that often photos are so carelessly shot that they make a property look worse than it actually is. It's best to have an agent search for you as some sites will have very outdated information. Agent's have access to the MLS. If you like I can set you up with a log-in. Just let me know. In the meantime, Brentwood would be the area you would want to seach in. All homes in Brentwood will be on the MLS as in Brentwood.

In these zip codes there are approximately 14 bank owned (7 north of Wilshire and only 1 listed); 85 in Notice of Trustee Sale (21 of these are south of Wilshire and approx 13 are right on Wilshire in the various condominium buildings) and 166 are in Notice of Default (with approx 40 south of Wilshire and quite a few on Wilshire). Not all of these properties are listed for sale and not all the homeowners in NTS or NOD will sell. Some will work out a loan modification, some will refinance, and some with just pay their mortgage current from other sources of funds. There are, however, some of these home which should be for sale (based on the current home'owner's ability to pay for their home) and are not. This is where you come in.

Even though this is not a large amount of inventory, you only need one homeowner who is willing to sell to you to make your dream of home ownership in this area a reality. Once your contract has expired you may list with anyone you choose. The agent is not entitled to have the property on-market for the full listing period, but rather has the right to sell it and receive compensation during that whole period.

On a personal note I have had success selling in the slow market by marketing heavily and producing stellar websites. Take a look at my website below to see a few examples if you like. I have had three properties sell in less than 3 weeks in the past few months.

I take it you are looking at Brentwood or are you looking at all of LA County in general.

For new construction Condos in Brentwood it is about 615 a square foot. and for homes it was 926 a square foot.

If you need it for another neighborhood in LA let me know. To lump all of LA in general would be inacurate as the prices vary greatly from one neighborhood to the next.
