I keep it simple.....location location location....good schools, access to jobs and low crime neighborhood. Being close to public transportation, shops and near parks also are big pluses. But what you have to realize is that you will not find it all in one property and/or if you do, you will be paying a large premium that may not pencil out to be an investment that offers cash flow.
