Sometimes Individual counties have first time home buyer incentives. lets say you plan to buy a home in Riverside county. I keep it simple.....location location location....good schools, access to jobs and low crime neighborhood. Being close to public transportation, shops and near parks also are big pluses. But what you have to realize is that you will not find it all in one property and/or if you do, you will be paying a large premium that may not pencil out to be an investment that offers cash flow. Class action lawsuits can temporarily decrease property values due to the fact that finding a lender to lend on the property can be a problem.

Plus there is no guarantee that the lawsuit will be successful and the homeowner may be required to pay for part or all of necessary repairs PLUS the attorney fees.

If you're considering buying this home I would talk to your lender. They may not wish to lend on a property that is tied up in potential litigation.

The Mariposa(Meritage)area is a gated community. This is a prime location for safety and retirement. I've lived in the Brentwood area for 13 years and have lived inside gated communities as well as outside. My first choice is living within the gates. Brentwood's rental market has always been a hot market. Renting during the interim should not be an issue.

Garin Ranch is on the East side of Brentwood. The homes and neighborhoods are fair/good and surrounded by a couple of local schools and close to down town. It's not the first choice for most buyer's when seeking homeownership as the west side tends to attract more desireability.

Generally speaking a VA loan will work for someone in a situation like yours. But there are always variables.

Although Deer Ridge and Shadow Lakes are well liked, I really like the neighborhood by Mediterraneo Ave. Floorplans are well laid out and the proximity to the park, elementary school and The Streets of Brentwood are great.

I also feel Apple Hill still has much charm to it. Kids can walk to school and the neighborhood has great amenities.

Brentwood is a great place to live. I have lived here for 10 years and have watched it grow. I myself have 3 small children and we have found it to be a great place to raise a family and there are many other families like ours in town. You will definitely find what you are looking for in one of several neighborhoods around town. Schools are generally good and I would say the only real drawback is a commute. However, commuting to Concord is not too bad if you can avoid highway 4 at rush hour. If you have other questions, feel free to contact me.
