Jack, I live in Portofino in Brentwood which is the same builder. We love it here. The purchase process was something to get used to. The Lexington Park homes are selling fast as is Portofino so I would recommend that you make up your mind quickly as prices are going up. If you don't have a Realtor already, I would be happy to assist you in a purchase of new construction as I have been through the process and can guide you along the way. Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

There is no FORM printed by anyone; there are just too many variables.
The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!

Best is a really subjective question and is the one that gets agents into trouble. A lot of it depends on your lifestyle, values and the things you want to find in a community. Brentwood is in my opinion the best community for me. There is a quality of life in a city that is healthy financial. decent schools and good police force. Lots of things to do for my family. Best of all it is affordable compared to other communities in central county.

Other people feel it is too expensive compared to Oakley or Antioch. There are people in Central County who feel East County is too far away for them. It is very subjective.

Completely normal since the seller never lived in the property and has no prior knowledge of "problems." For peace of mind purchase a home warranty. Congratulations on your accepted offer!!! In this market that is QUITE an accomplishment!

This property is located in a very nice subdivision called Tuscany. It is near the Highway 4 bypass, but don't think it will be an issue where it is located.

I am a Broker in Brentwood and live in Brentwood. There are not many "Bad" areas in this town. It is very nice community. My kids are in the public schools and we are very happy with them. 200-250k is a little low for Single Family homes in Brentwood, although sometimes something comes up.

If you wanted to buy a home prior to trustee sale than you would have to work with a Agent and current home owners to work out a offer and have the owners agree to work thru the short sale process. Typically to be somewhat safe you need 7-10 days prior to sale date to stall it out and opt for a short sale.

Short selling vesus foreclosure is a huge benefit to the majority of home owners due to CA state law.

I can guess that no one knows yet; the odds are that the lending bank bought it back and will be LISTING it for sale as an REO.

This usually takes a minimum of 5-6 weeks, but, if the Bank wants to sit on it, could take a year.

Your best action would be to enlist a Realtor to keep a lookout for the LISTING or any other REOs that meet your requirements. If you need a referral, you can call Mike Rowland, at Windermere Rowland Realtors at 510-222-1950.

It is not Texas or Southern humid. Humidity is not the issue. It is also not a dry desert heat either. This has been a hot summer, hotter than normal, but generally it is not as hot as many places, nor as cold in the winter. The SF Bay Area has a lot of micro climates. It can be over 100 in Brentwood and I can be freezing to death at one of my sons baseball games some 50 miles away on the peninsula.

The homes are very nice. Not many resale homes, but a few on occasion. Buying new can be expensive. You will be required to landscape the backyard. Have you considered Summerset? It really depends on what you want and your life style.

HUD homes are assigned to a listing agent and prepared for marketing on the MLS in much the same way as a standard foreclosure. Several key differences do exist: 1) Your agent must be an approved HUD agent in order to submit the offer, 2) newly listed HUD homes typically have a 14 waiting period where offers are collected, but not reviewed.
