Soften no. In SWFL the season creates a market where more buyers are competing for properties. This creates a "Sellers market" whereas the leverage in the negotiation process will favor the Seller. In the summer, Off-season, the favor swings to the more limited number of buyers. In this market as things are rebounding Sellers aren't so much in the "need to sell" category so they would like to sell. Seller's have weathered the storm and rode out the bumpy ride of declining values and distressed sales and are now selling because they would like to. The properties that were overpriced during season will probably soften but they are merely correcting an over priced, ill advised, recommendation by their listing agent.

Distressed sales (REO and Short Sales) will require either proof of funds or pre-approval letter from a lender. FHA, VA, or any other conventional lending program should make no difference. There are no 2/2 condos available in MLS in that price range or area with seller financing. I can search other areas for you. It does not pay for most sellers to offer financing with mortgage rates so low.

Been there done that......no slight to you but what I read here is that you don't want to pay fair value for someone else to do all the work. If I could have back half the time I have spent on these type of propositions in the past I would be a rich man......by rich I mean time value rich because in the end our main asset is time. Good luck in your endeavor though....there are some great opportunities out there and I am sure you will be able to find someone willing to do that sort of work....in fact I can probably recommend one.

Hi Cynthia, this project was purchased by an investor once the bank foreclosed on it. It is a building of 24 condo units, each unit is being finished with granite countertops, tile floors, etc. The zoning allows 1 week rentals (minimum 7 days) for each unit. The owners are not required to belong to the condo association, but I predict that once all the units are sold that the owners will wish to be represented by an association.

They are offering some great deals, right at 300k for what you are looking for. The community is nice and the sales staff is knowledgeable about the product. They are a national builder and will stand behind their product and finish off the community. Make sure you are getting a lot with no road noise and if woudl like help getting the best deal please call. I have wrote several deals with the onsite sales person.

There are a couple different options when contemplating the rental of a home for future purchase. Each involves two legal documents, the lease itself and then either an option or purchase agreement. The option gives you the right to purchase the home at a specified price, for a specified time in exchange for consideration (the option payment). The purchase agreement is a normal purchase agreement with an extended closing date which is typically at the end of the lease. In most cases, the best use of either of these type of agreements is to allow the purchaser time to either sell an existing residence or sort out credit issues that is preventing financing at this time.

Many people think that "rent to own" is such a great deal and I can tell you that it is very rare where it makes sense but depending on your particular situation it may.

A lot depends on your goals and needs and it is something you should discuss at length with a professional Realtor® who can fully explain this process to see if it makes sense for you. Remember that you will be ruling out all short sales and foreclosures which currently dominate much of the market in Bonita Springs and the surrounding communities. You will find that in the great majority of cases people who are asking about "rent to own" do not understand what can be a complex transaction and the costs involved. Unless you have some very specific reason why you cannot buy at this time, that is fairly easy to correct, you should either rent or buy but not attempt to tie them together.
