Have you tried searching on Craigslist? I found this one http://boise.craigslist.org/apa/3711931930.html

Not sure if it's in your price range or not, but it looks nice! :)

Keep in mind that school districts are not as cut and dried as they used to be!

Now families can choose between traditional public schools, charter schools, magnet schools, and in the case of Meridian Elementary even year round scheduled schools.

In some areas, there is also "open enrollment" which essentially means that even if your child is not in the boundary for a certain school, you might be able to provide transportation to the school if there is space available.

Also, be careful that just because you can see a school from a potential house, doesn't mean that school is the one your child might got to!

Hope that helps you realize why the lines aren't as clearly defined as you might like to see.

Spitashu,

Did you have specific questions about properties? Some zip codes will provide information about properties you would not want to see, like 83716 is SE Boise, but it also covers mail delivery well up into Boise County so you can't always rely on the zip code.

If you know where you want to live, I can draw a line around an area and show you all the homes that match your criteria within it. Want to give it a try? Send me your criteria and your e-mail address and I'll send you the results.

Give it a try!

Thanks!

Hi Edna,

It really depends on several factors including the experience of the real estate agent, the bank, how many loans, if the short sale has been preapproved, etc. It can be as fast as 2 weeks and as long as 6 months.

It is really important you work with someone that has experience with short sales and foreclosures. I am a Certified Distressed Property Expert and can help guide you through that process. If you would like to discuss more, please give me a call! 340-6268.

Hi Edna,

You will most likely be able to qualify, depending on what else is on your credit. However, the two collection accounts will probably have to be settled before the loan is ultimately approved.

I would recommend you contact Scott Wudarcki at Envoy Mortgage at 208-947-5555 to get more specifics on your rate and amount you could qualify for.

Once you are pre-approved, I would love to help you find the perfect home for you in Nampa or Boise. Just give me a call at 340-6268 or email at Steven@StevenTheRealtor.com!

I would certainly recommend speaking with a good lender to see what or if you qualify for a loan. There are some great loan programs available and only a reputable lender would be able to give you the answer about qualifying. I can recommend a lender or two if you would like to know for sure if you can qualify for a loan currently. The worst case would be that you don't qualify right now and the lender will help you determine what you need to do to qualify in the future. Let me know if you would like the contact information for some lenders to see what you qualify for right now, let me know. You are smart to get pre-qualified prior or finding a home you really want. I am glad to help you any way I can. Call me at (208) 863-6488 or send me an email to ainfo@PropertyInBoise.com. Thanks for the inquiry! ... more

The market is very tight - rentals are rare and the homes for sale just as bad - If you can find a way to purchase you could at least have a place where you don't have to have permission for the dogs.
A nice little home can be bought for little to ZERO down, and payments can be less than Rent - Is it possible you might qualify to purchase?

Best Wishes

According to my lender, Jane Hopkins of Idaho Independent Bank in Boise, Idaho, you need to wait at least two years from the time you closed on your short sale to qualify for a new loan, and that new loan would need to be an FHA loan. Rick,

I researched the address in the multiple listing service (MLS) and found it pending. I sent an e-mail to the listing agent, asking him to ask the seller if they knew who built the house or if they had access to a set of building plans for the house. If that comes up with no answers, I have asked if the sellers would mind if I brought a builder to the house to take down measurements and have the floor plan drawn to build it elsewhere.

Do you have a Realtor you are working with now? If so, they could have done the same for you. In addition, if you went to the City of Boise Building Department they might have a record of who took out the building permit for this house built in Austin Creek Subdivision.

I am happy to help you if you do not already have a Realtor. Please contact me at 208-409-7653.

Thanks!

Of course there are many factors to consider. Do you need to pull out a replace tub and/or surround or tile, what type of flooring finish, vanity choice, new toilet, etc, etc. it can cost as little as $800 all the way up to $2500 or more. I just completed one for $1500 which included new support for old tub, new tub surround, new toilet and new flooring (cut out and repaired subfloor damaged areas). This took just over two days in and out! I am both a realtor and a contractor and would be happy to give you my ideas. Jan Stanley - Mountain Realty - 208/407-9521 ... more

I'd try Craigslist, that seems to be the preferred place to post and find rentals. It may be slim pickin's at the moment, but in a couple/few months, more inventory should pop up.
