How much and how many nights a year a vacation rental will rent for varies considerably from one home to the next. It is possible to cover your expenses with a vacation rental. What I have had clients do is have one of the rental agencies take a look at the home you are considering purchasing. They can give you a pretty good idea of how often and what it might rent for.

As far as I know an engineering report has NOT been done for this property. I would HIGHLY recommend an engineering study and a soils investigation report if I had a client interested in this property. Since neither of the latter appear have been done it would be up to a buyer to order and obtain them by contacting local firms. Most often these type of inspections and reports can be costly and generally are not performed until a buyer and a seller have agreed upon a sales price and are in contract. An offer could be drawn up offering to purchase the home subject to these reports and sometimes it can be negotiated for the seller to pay for some or all of the report. Anything is up for negotiation, doesn't mean the seller will agree but one can always ask.
If you are working with an agent she/he can contact the listing agent to verify if there are any reports and if so ask for them to be forwarded so you can look at them, but the last time I checked there were no reports. This property has been in the same family for many many years and I guess they never felt the need to check into it.

Bodega Bay has been described as "A quaint drinking town with a fishing problem". Seriously - most of the 2000 homes in the area are used as a mixture of second homes & vacation rentals. Very few (10-15%) of the homes are owner occupied. There are very few jobs available out here, so many folks are retired, and a few commute. Most shopping & cultural activities require driving inland. Weather is mild, and usually unpredictable. This is NOT southern California coastal weather. A windbreaker would be more appropriate than a bikini. There is no downtown area, no fast food, no movie theater, and no mall. However, there are miles of beautiful beaches, great fishing, biking, golf, and hiking. And the air is fresh, and the people friendly (except a few - and we know who they are!) If you are looking to "get away from it all", but still be fairly close to civilization - Bodega Bay would make a great choice.... more

Bodega Bay is a very small community on the Sonoma Coast. I've traveled there many times when I lived in SF, and it was always spectacular. You do have to deal with the fog and rain, but you can get info on that from many weather related sites. Clearly, your at sea level so it's much different in this type of location when the cold/wet weather moves in, you feel it in your bones so to say.
But the beaches, sunsets, artsy environment and access to the wine country are very strong pulls. Far enough from the city to not have most of the city issues, yet still accessible if you want to make a day trip to San Rafael or SF. Population is only about 1,000 people in the Bay itself.
