It sounds like your children's education will be a big part of your decision making and for that you should be applauded. You will find when researching schools in Palm Beach County that three of the highest rated public systems will be in Boca Raton, Wellington and Jupiter. I am not sure how tied you are to Boca but if Jupiter is a possibility certainly worth exploration. You won't be close to the beach in Wellington but housing prices are very favorable and it too offers a high quality of life but inland a bit.

One of my favorite sites when it comes to school ratings is http://www.greatschools.org and if you have an iPhone check out their app which is also a fantastic tool. I love their site, use it often, and highly recommend it to my clients who are interested in finding the best schools for their children's education. GreatSchools profiles public, private and charter schools and has a great format for readers to leave comments. Besides their rating system the comment section is the best place to go to get real life feedback from children who attend the schools as well as their parents.

You might also want to check out the Florida Department of Education School accountability reports which are also a wealth of information and can be accessed with this link;

After doing your homework on-line I always recommend parents visit the school live and in person prior to making any purchasing decisions in that district and if you need assistance let me know as I would be happy to show you around. When looking for gated communities in your price range in Boca you will find that most of the opportunities will be located between the Florida Turnpike to the west and I-95 to the east. Not sure if a private country club lifestyle is in play but you have many options worth exploring.
Clearly defining your housing objectives considering size of home, number of bedrooms, how many garage spaces, size of yard required, private pool required, acceptable association fees, etc. is a great place to start. The school district here is actually the Palm Beach County. There are great local schools in Boca as part of the district. All of those details can be discussed and explained so that you understand your options.

Obviously tablet is better because it is bigger and easier to see and use. Much will depend on your mls system, cell data system you use and things like that. I suggest making sure you get something that receives cell tower data and wifi so you can select one or the other and not be limited to a wifi only tablet which won't do much on the road. Boca Woods is a great community for families. It is a gated community that provides greater security with less traffic. Boca Woods has a club house with a swimming pool for the kids to enjoy. Open spaces with two golf courses. The golf club has monthly activities which include BBQs, themed parties for the kids, and much more. Santa Barbara is a pretty community located just north of Town Center Mall where there is tons of shopping. Traffic could be noisy if you are on the south end of the community, off Glades Road, but if you are a mall shopper it is PERFECT for you.

Boca Isles is also very pretty, but unless you are near the turnpike it is quiet.

Both are lovely communities and I believe thy will rise at about the same amount.

Spanish River High fact
The school came in at 185th on the list with a graduation rate of 96 percent, 95 percent of graduates college bound, and an average SAT score of 1613. Also part of the ranking formula were: percentage of AP [Advanced Placement] tests taken per graduate; the average AP/IB/AICE test scores and the AP courses offered.

"Our AP test scores are in, and they've gone up as well, so we'll be celebrating that, too. We went from 82 to 85 percent passing," she said.

If your children are good students, there are good programs for them Atlantic High has IB program. Great private schools here also. Spanish River and Boca High excelletnt schools with great AP offerings.

A great neighborhood that I would suggest is Boca Pointe! There are some really nice townhomes and single family homes that are around the price range. The nice part about this community is that it's gated, secure and it is a country club community BUT you don't have to join.

Another place to look
1) Lands End
2) Mizner Pointe
3) Boca Pointe--As mentioned above.

It is 100% about price. Suggest your parents start lowering the price by $1,500 every 5 days until they get traffic or an offer. At this point they have nothing to lose and everything to gain by getting rid of this burden.

Another alternative would be to donate the property to a reputable charity and take the tax deduction - they will win with the tax deduction, the charity will be happy and they will no longer have any expenses of the property!
Not the best situation - but it could be a solution !

Mission Bay may be an option. Remember, there are a lot of Snowbirds down here... most communities won't allow short term rentals - anything under 6 months...but if you wanted a seasonal renter and you come visit other times during the year there should be no issue with the HOAs of any communities you like.

Fanfare - you would have to inform the HOA that there is a renter for security purposes... you would lose access to the common areas and even the gates (in the gated sections). You would also have to allow the HOA to approve them or you may be fined by the association. Some are stricter than others.

West Boca is nice...very family friendly and definitely a newer area in many ways. I would also look at Boca Isles, Boca Falls and Saturnia as viable alternatives.

You are right about ease of renting - West Boca especially Mission Bay does have its share of short term (6mo) renters due to the tennis center attracting youth from around the country for professional level training...but East would have higher insurance and/or condo fees!

I will be in my office tomorrow morning and would be happy to discuss these areas with you specifically targetting properties you are wanting to pursue.

(ps... Zillow is a terrible resource for valuation as it does not differentiate between viable and not-viable comps)
