Hi Steve, Boca is really one of the safer neighborhoods in So FL. On Trulia log into Boca zipcode 33486 for example and click on a listing of choice. Then scroll down to the info section and look at the Crime Stats in a color coded map. Pick another city and look at that map... chances are Boca has more Green and Less Red. You can also access the Boca Raton PD via the web and get an overview. Hope this helps! ... more

Obviously tablet is better because it is bigger and easier to see and use. Much will depend on your mls system, cell data system you use and things like that. I suggest making sure you get something that receives cell tower data and wifi so you can select one or the other and not be limited to a wifi only tablet which won't do much on the road. My sister did just that many years ago , she says it's more humid in Fl and that was the hardest thing for her to get used to . She bought a townhouse in Boca Pointe while still living in Ca and she used it several times a year until she finally decided to move here permanently .
I'd suggest a golf Country Club community , or a condo on the ocean or Intercoastal . We have an abundance of everything you said you liked in any area you choose . Sounds like Boca may be the place for you ..ya just gotta come and look around :))

A good hint is how many days it has been on the market. If it has been on the market less than 10 days chances are it will sell for close to 100% of the asking price. Average reo sells for 105%. If the property has been on the market 30 days it will probably get a price reduction soon & sell for 100-105% of the new price. ... more

Boca Woods is a great community for families. It is a gated community that provides greater security with less traffic. Boca Woods has a club house with a swimming pool for the kids to enjoy. Open spaces with two golf courses. The golf club has monthly activities which include BBQs, themed parties for the kids, and much more. Prices, sizes of homes, age of communities. They're all great. All of them have lovely homes in beautiful communities. Right now there are 2 homes for sale in Colonnade, 3 homes for sale in Millpond and 3 homes for sale in Timbercreek. None in New Floresta for your max price. I think you need to see all of them so that you can see what each community looks like and which one you like the most. Buying a home is very personal decision so what appeals to one person may not appeal to another person so it's hard to say which one is better. After you visit this homes you'll know which is right for you.

Santa Barbara is a pretty community located just north of Town Center Mall where there is tons of shopping. Traffic could be noisy if you are on the south end of the community, off Glades Road, but if you are a mall shopper it is PERFECT for you.

Boca Isles is also very pretty, but unless you are near the turnpike it is quiet.

Both are lovely communities and I believe thy will rise at about the same amount.
