It's your opportunity to make sure that the property is suitable for the purpose you envision. Start with an engineer, who can advise you regarding soil samples, environmental assessments, etc. Speak to a land use attorney who can advise you regarding municipal and county requirements regarding zoning, open space requirements, variances, etc. Check with your lender to see what studies they will require as part of your loan application.

There are many pet friendly communities in Boca and Delray, also there are some great dog parks in both cities as well. I believe if you have a doctors note for the therapy dog a complex assoctiation can not discriminate against you according to Fair Housing Laws. Tell me what your price range and needs are in an email and i will gdly forward you a liist of matching properties, I personally take my dogs to the Dog bark in East Boca off Military, theres another huge one all the way out west glades at the South county Regional park, and at Lake ida Delray theres a huge park there with one as well and nice picnic facilites too to spend the day.
the biggest place they are restricted which makes sense is on the beach as there is no grass or anywhere to walk them so your dog wouldnt even like it there either. Contact me and i'll be happy to assist you.

Some of the properties that are on the market within your price range are either foreclosures or short sales. As you may know, most of the foreclosures need some type of repair, and short sales take a long time to close, and the lender's appraisal can change the listing price of the property if it's an unapproved short sale. So that's something you need to think about and decide which way you want to go. Also, for this price what you'll find are 1-2 bedroom condos, most within communities with monthly association fees. If you have cash in hand you can compete on this market, but if you need to get a loan it's going to be more difficult as nowadays there are many investors that will pay cash.

You should be discussing this with your agent. Your contract states what are your rights and duties.

Tenants can me very hard on property. I advise my clients that if there is a tenant to have in the contract that they are to be out before close of escrow. We pick a specific time 5 to 10 days. Then the Buyer can walk through. In California the walk through is not a contingency, it does however, allow for the Buyer to ask for an escrow hold back. Unfortunately on a short sale the Seller's Lender is calling shots and this may be difficult. If there is a security deposit on the property that should be determined in your contract how that is going to be handled.

Do talk with your agent and/or attorney.
