I am with Coldwell Banker, the number one recognized name in real estate, and the number one selling firm in the bay area (by a factor of 6 in dollar terms...). We are in Danville (in which Blackhawk is located) so obviously we do a lot of business there. I would want to find out from you what you consider a "safe area" because every one has a different standard, but really, everyone around here considers Danville, Alamo, San Ramon, Walnut Creek, Dublin and Pleasanton to be very safe. There is only one way to see if the seller will take a lower offer, and that is to write up an offer and submit it to the seller. It really depends on how motivated the owner is.

As for how much you will spend on upgrading the home is a personal preference. If you get the home at a good price, it could be worth it.

Shadow Creek inventory is moving along. Five homes have closed this year-to-date. $885,000 for the median home price and $929,000 for the average home price. There's one home pending sale in Shadow Creek.

Eight homes are currently on the market in Shadow Creek with an average days on market of 21 days.

Bottom line, buyers are out shopping for new homes...and the best value. Sellers of homes that are priced right and showcased to sell using the right exposure and the right agent are moving to their next home.

Short sales and foreclosures in Danville have little downward pressure on competitive prices as for the most part they are "market priced"
