Wyckoff is a very vibrant town with great restaurants. The best thing about Bergen County is the towns are all so close together that you will find a short drive to Ridgewood and other surrounding towns will also get you exposure to many great restaurants and shops. I moved to Bergen County from the city and totally get what you are looking for. The hardest part for most of my buyers that moved to Bergen County from the city was the fact they couldn't get take-out delivered at all hours. Let me know if you would like me to give you some names of restaurants. I go out to dinner quite often and would love to help you if I can. I can also send you some listings for homes in Wyckoff. Your question is based on information that may be out of date and probably flawed:

Most assessments are based on the last selling price; if that happened at the top of the market, then it will be artificially high.

The LISTING PRICE is an artificial number that may have been deliberately low to attract multiple offers.

The assessment may be reset to the new selling price, and
The house may sell for considerably more than the LISTING PRICE.

With the Market haven fallen so far lately, the Values we are seeing are lower than we had at the peak. This is very good.
But do not hang your hat on saving $100,000. It would be a "paper" profit anyway.

The Water Treatment plant services Waldwick and the surrounding towns. Waldwick and HoHoKus neighborhoods surround the treatment which is tucked away in a countrified setting off Wyckoff Ave. It uses a state-of-the-art filtration system and is as neighborhood friendly as possible. During the Fall, the town composts leaves in the area. When they turn over the leaves, sometimes there is a mulch-odor. The treatment plant often gets the blame. Since Waldwick is surrounded by HoHokus, Ridgewood, Saddle River, Allendale and Wyckoff. Waldwick continues to be the one the most sought-after communities in Northwest Bergen County. The Traphagen Elementary School was the only Bergen County elementary to receive the National Blue Ribbon Award in 2009. The town has its own train station, easy access to Route 17, its own High School and very active Sports programs, Civic Organizations and Religious organizations. Waldwick is known for its wonderful fields, top-notch track-n-field and its own "stocked" lake called Whites Pond. Tenefly, Teaneck, Englewood. Fairlawn would be suitable from the point of commuting to NYC and these towns are pretty close together.
If you wish to rent then usually houses are leased on a yearly basis with the need to advise of leaving one month before the end of the lease so if you wanted to move in July first there should be availability whne you visit at the end of april although the owners would probably expect you to pay the security up front in order to hod it for you until you move in. That is probably something your husbands employer might be willing to assist you with.

You can only go on the historical record and trhat is that over the long run Real Estate, like the stock market, has risen but has been the subject to fluctuations like we are experiencing at the moment.
people would love to buy at the bottom of the market but even the experts have no idea when the bottom is reached.
All we know is at the moment prices in this area seem to have stabilised.
If you own at the moment and are able to sell and buy its probably not a bad time to do so. Altohugh your current property is worth less so is the one you are buying so its a trade off.
What most people agree on is the interest rates are probably going to rise over the next few years as we are probably going to see inflation. Interest rates are pretty well as low as they could ever be and if I were in the market to buy I would do so and lock in a 30 yr mortgage at current rates as you may never see them again in your lifetime. Thats not my idea, just borrowing it from others!

The section close to the Environmental Center is perfectly fine and quite sought after. As I indicated in my answer to your other question most of the talk about one section of Wyckoff being better than another is purely "snob" talk. Unless you discount James Way and a couple of other streets that run alongside Rte 208 there are simply no "bad" areas of the town. ... more
