You may be best served having a loan officer answer those questions or stopping in at the county treasurer's office. I expect with respect to the loan that you will lose the first-time buyer option if you qualify and use it now. I am not sure what senior benefits you may be considering with the mobile home. If they are related to mobile home tax and you move out it is likely you would be able to give up the senior exemption and apply for it on your new home. Your daughter's costs would then go up. I do not see why inspection issues would not be as much a concern to someone buying a mobile or manufactured home as they are to someone buying a standard home. You are still risking plumbing, electrical and mechanical issues and other defects that can exist. Perhaps there is less a concern with structure (no foundation/basement) or other items since they likely were completed in a factory setting, but I would imagine that there can still be similar issues, especially if it is an existing home in which repairs and renovations have occurred. Also, you may have less protection as far as the municipality having inspected construction items. Finally, while there are certainly exceptions, I expect that many manufactured home purchasers are less in a position to deal with defects if they are not discovered and addressed.
