The last sale recorded in the Multiple Listing Service (MLS) on Camino de Los Chavez sold in 2009 for $90,000. It was a 2.68 acre lot. No sales have occured on Camino de Los Chavez or along it in the past 12 months.

Presently, on the market is a 1.8 acre lot for $132,500. It's been on the market for nearly 3 years.

Sounds like you need a better agent. Not sure what you mean by "on-line agent"? I would find someone you can meet with, in person, interview them, and find the right person for YOU. Your buyer's agent, should have been in touch with the listing agent to let them know he was bringing an offer. At that time, he could have asked if there were any other offers. Even if yours is "first" doesn't necessarily mean the seller will accept it. If two offers come in at once, they'll likely take the offer that is most likely to close, (not necessarily the higher offer). Good luck! ... more

It would be best to provide a legal description as that is a huge subdivision and lot sizes vary and distance to electricity is important. Don't know if your lot is off Harrison and drilling for well is quite expensive. Anyhow, I see prices from a couple of hundred/acre to a couple of thousand/acre.
