I don't see why you would have to create "traditional" bedrooms as long as your place did not violate the building code of the town--and bedrooms are not generally a requirement. There are plenty of one-room studios, and they don't have bedrooms. It sounds as thoough yours would be a fabulous "studio."

1. Make an offer on the house and order a title binder. Read the title binder for to determine if the title insurance company has an opinion on access to the property.

2. Ask for the seller's disclosure on the subject. Read the disclosure with a critical eye to determine whether the seller has a good understanding of the issue.

3. Get a legal opinion if you are not confident in the title binder and the seller's disclosure.

The registry of Deeds may have the info- depending on how long ago it was foreclosed on.
Did you get the address from Realty Trac??

As a Broker or a Realtor, we can see what office and agent history of sales and listings. Public does not have access to this information in the MLS system.
Sales that close are listed in the newspaper, but only show the sold price, buyer and seller. Not office or agent.
If you are looking for an agent to sell your home, interview. Check out several offices and agents. Ask for refrences. A sales agent can bring you the requested information from the system as to their sales history.
Both theirs and their office.
