At any rate, it is doubtful. While there are a couple of properties in that range, they are not 3/2 and would probably not suit your needs. However, at the southeast corner of the Fruit and Nut Section is Covered B ridge Estates, and you could definitely get into that area in your price range. Sometimes the builder is able to line up especially good financing. Then, if you use that particular lender--and you qualify financially--you may get very attractive financing. But always shop and compare.
Also, recognize that a lot of "extras" that builders sell (fireplace, finished basement, certain upgrades) cost the builder far less than he's charging you. So, sometimes, if a builder wants to move some houses, he can throw in those extras for nothing, or at a very reduced cost.
One other tip: Use a Realtor even when buying from a builder. It won't cost you any more, and the Realtor may be able to negotiate some things for you that you wouldn't be able to get on your own.
Another tip: Have a home inspection, even on a new home.

In the state of Alabama, Law requires that when a property is foreclosed by a lender, that the property owner be allowed a period of time to redeem the property. In Alabama, that right lasts one full year from the date of foreclosure, wherein the original owner can pay the lender off and get their property back.

I am pretty certain this "Green thing" is here to stay! I would also say it's one of the biggest waves of the future. Obviously, if it is affordable you are looking to build and sell, then it best be affordable. I would figure out what a home will cost to build and sell, and compare it to the local market. Based on the 58 homes that sold in Robertsdale in the last 6 months, the average sold price was 96.09 % of the list price. The average sold price was $107,410. Now that is an average from lowest to highest. The average sold price per square foot was $71.30 with average days on market of 139.
The median sold price was 98.47% of the list price. **Median means that of the 58 listings, half sold above the median, and half sold below the median. The median sold price was $102,000.

I hope we have seen the low price in some buildings already. For example San Carlos sold for much lower 6 months ago than more recently. You can still find buildings that haven't had sales in a long time and when you look at the pricing there it is just not market price. We are finding many listings getting multiple offers. As mortgages get even harder to come by and with more notices of default still being sent out there may still be some lower pricing to come this fall. I would hope that would be the last price drop if we do in fact see another price drop then. There are more cash buyers than ever before. Paying cash is best and will definately help you to cash flow mortgages are difficult but not impossible.... more
Prices may drop in the fall but depending on where you live, inventory all begins to drop off as well. In Minnesota listings begin to drop after early to mid October and are put back on the market in spring. Many sellers discover that low ball offers start coming out of the woodwork late in the fall, so they pull off for the winter and hope that prices will rise again.... more

Hi Shane, I expect that what you will find is that it is disclosed as an IBHS home. After all, it has gone through the rigors of making it safe, according to the standards of the Institute for for home safety. If it isn't disclosed, just ask the listing agent.
