With that kind of debt, it would probably be a good idea to have a successful, knowledgable Realtor working with you throughout your purchase. You'll want to make sure that you're given clear title to the property, so that you're protected with an Owner's Title Policy.

The plaque on the homes are from the Riverside-Avondale Preservation Society. It is a non-profit organization that was founded in 1974 to preserve and restore the historic neighborhoods of Riverside and Avondale. It has worked, because the Riverside-Avondale neighborhood was named one of the Top 10 Neighborhoods in America by The American Planning Association. It is the first neighborhood in Florida to win this honor. Here is the link to the organization:

You can find out lots more details about what the requirements are to have the plaque on the house, other awards for the homes in the area and much more!

Like everyone is saying, it is a buyer's market. That's not to say things not may go down a bit more, but we have seen a steady leveling off of prices in the real estate market. Interest rates are as good as they have been in recent history, plus the government is offering wonderful incentives to home buyers till June 30, 2010.

So, with that said, yes it is a great time to buy. Is it a great time to sell? That depends on each person's situation. If you sell your home in Avondale now and take a little less than what you could have a couple of years ago, just remember you will be more than likely getting a deal on your next home as well. So, many times, it does even out.

Thank you for your question on Trulia. Lis Pendens is when a lien holder begins the foreclosure process by filing a Lis Pendens in court. This is a formal 'notice of intent to foreclose', which involves the seller directly. As a buyer, it simply means to you that the property you're interested is in distress and headed for foreclosure.
