Consult with a local real estate agent who can advise you the fair market value for the property based on comparable sales of similar properties.
If you are financing, your lender will not allow you to proceed with the contract unless the property appraises.
If you are paying cash, you could stipulate that the contract is contingent on an appraisal of the property.
As always consider consulting with an agent or an attorney.

I have two condos in Florida, one near Clearwater Beach, actually in Palm Harbor, Florida. It is on the West coast. The other is in Davie, which is only 15 minutes from Ft. Lauderdale Beach. This is a great area. I think it all depends on your life style. The west coast is more laid back, east coast more upscale. I love the Davie area. People are friendly, there is a lot of good restaurants, nightlife, golf, shoppping centers etc. Whatever you want is only a 1/2 hour away. I also find that the area around Clearwater is great. People are friendly there, the beach is wonderful, lots of shopping, etc. That is an opinion from another midwestener. I am a St. Louisian. I can direct you to some really good agents in the Ft. Lauderdale area and a couple in the Clearwater area. I will probably be selling my condo in Palm Harbor in a couple of years. It is a beautiful complex, Tuscany, two pools, next to a great golf course. Everytime I go there I love it. I have it leased out now and cannot enjoy it myself. It is a two bedroom, two bath (actually 2 master suites), one car garage, large lanai (sun room) on the front, nice kitchen, living/dining room combination. Are you represented by a real estate agent? If so, ask him or her to assist you. If this is a for sale by owner, ask the seller. If this a bank owned home and you do not have a real estate agents, you are on your own. In a number of cities in Ohio, there are some streets that are not public dedicated streets. You need to find out who owns the street and who is responsible for maintaining it.

My suggestion is this: Get with a GOOD real estate sales professional in your area RIGHT NOW! That way, they can help you start to prepare your home for sale now, so you do not have all that work to do at the time you list. It is a lot of work to get a home ready to sell in todays market - if you do not think there is a lot of work to be done on your home, ask the countless thousands of people who are NOT SELLING if they wished they would have listened to their broker about home fix-ups prior to listing.

Anyway, get with a good local expert and someone who is proficient with todays intenet technologies to help market your home. Look at and local MLS websites to see which agents come up more. Also, type in AVON, OH REAL ESTATE, or any combination of that into GOOGLE and see who repeatedly comes up on the first page - that will give you a good idea of who is on the ball with their technology.

Other than that, there is no way of knowing where we will be in 2008, other than it may not be much different than it is right now. Also, stop reading and listening to the national news about real estate. We are in Ohio, and you are in Lorain Cty, Only focus on news that pertains to Avon, more specifically, your particular neighborhood.
