Lea Shaw answered:
Absolutely, in fact I encourage all sellers to get pre-approved prior to selling their home so that they know what amount they can be qualified for on their next home.
I would be happy to pre-approve you when you are ready.

Lots of folks move title from an individual name to add another, say if a marriage occurs, or do things like move homes into the names of children, a trust or LLC. Have you spoken with a title company or real estate attorney? You might go that path, they will explain options and rules. ... more

So you're having foundation repair and they'll discount their work if they don't have to warranty it? I would run, run fast, get a new company ASAP. Any company that does not warranty thier work would not be a company repairing things for me and not a company I would recommend to any of my clients. ... more

Sounds like you need to call Trulia.

If you contact me directly with the address I can check the actual MLS to see what photos are there.

This is one of the biggest problems with 3rd party websites. They aren't always accurate. The Realtor's Database, MLS, is. That's why it's important to use a pro. ... more

Betina Foreman answered:
Absolutely! Staging can be worth every penny if you have a good stager. They know what should stay and what should go, which can be hard for a homeowner to decide. You may love Grandma's antique hutch, but if its too packed full of stuff or needs to be refinished the stager will look at it with a more critical eye. They can help home sellers sell more quickly because the "staged" home looks showroom ready. I wish you luck! ... more

Ron Thomas answered:
As much as you defend yourself; PRICE is 98% of the problem, 98% of the time.

Have your Agent do a new CMA.
If you are in a good urban area, you should be able to find a lot of good comps; use a lot, and narrow it down to LIKE houses.

That said,
How is the Curb Appeal?
How is the neighborhood?
How has the weather been?
Has anything been happening to distract the would-be buyers?
Have you eliminated the CLUTTER?
Have you removed the PERSONAL items like family pictures?
Does the house SMELL? Ask a stranger; you may not sense your familiar smells.

Consider the PRICE again; you should be UNDER the Comp's to attract multiple offers!

Good luck and may God bless

Wow, that is seriously bad.
In general Trulia has been good in my experience. I try not to depend too much on any one source of info so that I can do confirmations with other sources, but in my experience the folks on this site are good about correcting mistakes like the one you are describing.
If you want to send me an address on the home I can contact my representative here at the site and have them take a look at correcting the mistake.
