If it is a typical p&s the answer is yes. Do you have nominee in the p&s or do you have to close simultaneously

You can advertise it on mls with the proper disclosures (check with your local mls)

I'm curious if you prepared to close if you don't flip it? Do you have anything at risk?

I don't think there is a bad day - all clients that meet the criteria will get the notification of a new losting. Open houses (some people prefer Saturday while other Sunday). This time of year, I do not feel that it makes a difference. Just get the open house in MLS no later than Wednesday - this gives clients notice of Open House an time to plan. ... more

That depends on the level of knowledge of the seller. It can be done and the buyer's agent ends up doing most of the heavy lifting to get the transaction through. However...if it's the right place for my buyers and they want it...then that's my goal!

I also noticed that you posted an unanswered question about listing your place (or waiting until spring). Did you get an answer to that offline?
