Current tax rates are 1.880 for Ventnor, 0.783 for Ocean City and 1.203 for Brigantine. Taxes are based on property assessments. New tax rates come out in July.

Hire an experienced home inspector to go over the property with a fine tooth comb. A good inspector will be able to find any signs of mold, water damage, etc. if the property has been compromised by it. You'll have an "inspection period" built into your contract to allow time to inspect the property, ask for repairs - and/or back out of the purchase if you find anything that makes you uncomfortable or that the seller won't remedy.

This is a spec home to be built on your existing lot. Basically the easiest way to look at it is that the builder will come to your property and build the home that you see in the link to your specifications. The $129,000 is the starting price without your upgrades and such and of course without the lot to build on.

There is definitely still an opportunity to take advantage of the upcoming season. Typically our rentals start to book in January and February, however we are still receiving calls practically everyday from people inquiring to book summer rentals. It would also be to your advantage to use a Realtor to market your rental as we are normally the first call that a potential tenant makes. Do some of your homework first before deciding on a neighborhood--visit a neighborhood several times and at different times of day to get a sense of “belonging”. Check out area statistics; real estate professionals are prohibited from “steering”—enticing a buyer to purchase, or not, in specific neighborhoods; so, you should check out demographics on your own to assure your comfort level can be reached. Keep in mind, opinoins are just that and what may be good for one is not necessarily the case for another.

You better beleive it. Great for buyers and seller, depending on how much equity for selling. We are seeing a great infulx of buyers and not enough homes in the 300K-400K price range for them. Rentals are also going to be big. Prices are very good in Brigantine right now. Did you read the Philadelphia Inquirer article last week on this subject?
