Without a doubt, close it in and make it a garage with an operable door. Assuming it can fit two cars, you would probably spend $1200 on the Garage Door and Operator and another $2,000 on framing it in and putting an finish (assuming brick) on the exterior.

A garage is much more desirable and will be easier to market and sell if and when the time comes. You will thank me in January.

Maybe you should do a combination by carpeting the bedrooms and refurbishing the hardwood in living areas. I would definitely not get rid of the floors even if you carpet over them.

I just "googled" structural engineer in Atlanta" and a number of good leads came up. Check them with the Better Business Bureau and then make some calls and ask questions would be a good way to start. Ask for references from recent jobs they finished.

I am not aware of any tax credits specific to historic properties, however there may be grant money through the local historical society if in fact, the property has historic value other than being old.

Tax credit for buying the home, yes. Tax credits for remodeling with energy efficient products and Energy Star compliant appliances...another yes. This is up to $1,500. It includes, windows, doors, roofing materials, tankless water heaters, solar panels, etc.

Where you'll run into issues going the historic route is, most likely, you'll be required to do a "restoration" rather than a renovation and therefore, you'll be asked to use "period" elements and finishes. The modern efficiency products won't meet those requirements.

And in case you didn't know, you can apply for a renovation loan. How that would work is the $90K to fix up the home will be held in escrow and disbursed to your contractor of choice. Most renovation loan programs have a time limit for completion and any unused funds would be applied to the principal.

For instance, if your kitchen was french country- granite would look pretty ridiculous. It really depends on how well your existing corian looks with your decor. Hope this helps. Fortunately you can stretch a $75,000 remodel a little farther now than you could a few years ago. Because of the slow down in housing, most contractors are hungry for work. In terms of using a design/build firm, see if you can get some free consults to educate yourself a little and if you feel comfortable with one, get references and examples of what they've done. Drive by them for yourself if you'd like to be extra diligent.

Be sure to use a licensed and insured contractor(s) and be aware of the new Georgia law requiring a licensed contractor for work exceeding $2,500. And be aware that some permitting may be required.

Lastly, get at lease three estimates and bank on your final cost being a bit more than what you expected. There are ALWAYS surprises.
