To see homes actually for sale that are more current than snown on Trulia you should work with your own buyer's realtor. There is usually no cost to have your own realtor represent you and show you homes that are still actively for sale. Will save you time.

This is a very good questions and its nature is quite subjective. I am sure you have heard this before but real estate is all about location, location, location. With that said, an older home could have a greater value than a much newer one if it is located in a more prestigious area. This also must be evaluated from the buyer's perspective, but the good thing about today's market is that there are no shortages of buyers but only good marketable homes.

Your question is similar to asking "What can a doctor do that a patient cannot?" It is not a matter of can you or can you not, but a matter of should you or should you not. What small amount you MAY save is not worth the risk and headaches if anything goes wrong. I would never trust a novice to handle thousands or tens of thousands of my money.

Too many people went with the advice and assistance of ameteurs and we are still working to get out of the mess. Find a qualified, full-time professional who can help you and spend the money to make it a clean and complete transaction.
