It is unfortunate that your mortgage broker got a bit ahead of himself with your loan conditions. However, as you can imagine, it is highly unusual for someone to have not filed their 2011 tax returns, and not to know about it. I do not think that this error makes him unethical, just as you not knowing your that your 2011 tax returns were not processed does not make you irresponsible.

File your tax returns, wait a month for the IRS to have a chance to process them, and proceed with your refi. It sounds as it closing your Citi credit card is something you need to do in order to qualify for the refi, whether it be today or 2 months from now. The more time that passes between closing your Citi card and your refi, the easier the refi will be.

Most likely you can rent a good place if you have the income to support the rent. Typically a landlord is looking for a monthly salary of 3 times the rent. e.g. rent = $1,000 you need to make at least $3,000 per month.

Use a Realtor, we can pave the way and explain your situation better than you can. It will cost you nothing for the Realtor's services - the landlord pays it.

It's incredibly frustrating for us all. Craigslist, Zillow, Trulia, and many others are all inundated with fraudulent posts. It seems we've found the evil side of technology. Many of my teams listings have been used in these scams and it's heart-wrenching to hear from the victims who call us as an afterthought because they drove by the home and saw our for sale sign. The problem is, there is no verification process when a listing is posted to public sites. Almost all real estate for sale listings in the actual MLS (member paid subscription with very strict rules and fines) are posted via a third party provider, but anyone can go directly to these sited or use postlets.com to post their listing directly to many of the most used home search sites.
